Partnering with OpenDoor

OpenDoor works closely with real estate owners, developers, and investors to create coliving properties in the Bay Area and nationwide. We have validated our product with our current portfolio of 18,000 sqft across 3 properties. Target projects now range from 20,000-100,000 sqft and can be retrofits or new development. Our projects financially outperform traditional standard apartment rentals, while also making a positive social, ecological and cultural impact.

Our Coliving Model

OpenDoor is a human experience company wrapped in a real estate business model. Our focus is on creating an incredible lifestyle for our residents and we live in community ourselves, testing the product every day. Our residents seek out the community lifestyle and are active leaders and participants in the houses. Our operating model creates a positive social environment so that life with 10 people becomes a joy rather than a burden.

What we do


We are master community-builders, facilitating unique culture to emerge in each house. This authentic community atmosphere is what gives coliving such a draw.


We handle turnover of residents and coordinate repairs using modern technology tools and systems- making the resident experience intuitive and straightforward.

Asset Management

We can manage capital and operating expense budgets, oversee accounting, and generate professional reports to engage investors in collaborative strategy decisions.

Partnership Opportunity


We work with developers to create leading edge buildings. We provide a model that generates better returns and a positive social outcomes. Developers provide leadership on site sourcing, entitlements and construction management. Ideal development partners have a passion for creative concepts and deep sustainability.


Our model provides better cash yields than standard residential rentals. We work with private individuals, family offices, boutique funds, and private equity real estate groups. Our ideal equity partner can work with us on a portfolio scale but we’re happy to speak with people interested in single asset deals as well.
