Submit a Repair Request

To submit a repair request for your unit or a common area, please log in to your AppFolio portal.

Unit Care & Alterations

Alterations

For any alterations to your unit beyond simple modifications (such as hanging a painting or putting a nail in the wall), you must first obtain permission from OpenDoor. Please reach out to us via Slack, email, or your AppFolio portal.

Unit Care

Please maintain your unit in good condition. We recommend regular cleaning to avoid damage or stains to the carpet or surfaces, as well as periodically defrosting your fridge to maintain the seals. Once you depart, you will be responsible for any damage beyond normal wear & tear. You will also be responsible for reversing any alterations you made.

We ask that you use non-abrasive tools such as Command Brand Strips to decorate. It is required that any decorations to your doors or in common spaces be approved by OpenDoor and be done with non-abrasive strips.

Waste, Compost, and Recycling

The city of Seattle has a robust landfill waste reduction plan that involves recycling and composting. You are responsible for sorting trash, recycling and food waste into separate containers in your studio. In addition, you must take your trash, recycling and food waste to the waste room on the first floor and place it in the proper dumpsters.

The Members on each floor are responsible for both sorting and emptying out the trash, recycling and food waste in their respective common kitchens whenever the container is filled. If you use the 1st floor common kitchen for an event, please empty the containers as part of your post-event cleanup. As always with shared spaces, this is an opportunity to pay it forward and leave a space equal to or better than you found it.

Below are basic sorting instruction - for more detailed information, you can refer to Seattle's Where Does It Go? PDF.

Plastic containers must be rinsed out or wiped clean before adding to the recycling bin
Cardboard must be flattened
Paper towels, food scraps, greasy paper bags and garden clippings should all go in the compost
Battery & electronics must be take to a specific waste disposal facility or collection site, they cannot be put in the normal garbage
Please do not put furniture or mattresses in the waste area. You will be charged for pick up and disposal.

Pay Your Rent

To pay your monthly rent and utilities, please log in to your AppFolio portal.

Building Entry System

The Freya entry system allows your guests, food deliveries, etc to reach you so they can be let into the building. Each member’s first initial and last name are displayed on the digital dial pad screen at the residential entrance to the building.

When dialed, the system will ring your cell number. Please program this number (206) 309-2979 on your phone. It is our entry system. You can then do the following:

Answer by pressing 1
Then you can speak to the person at the door
Press ## to let them in

Make sure to give clear delivery directions to your guests and food delivery orders. Note: OpenDoor cannot buzz guests or food deliveries in for our members. OpenDoor will buzz in Amazon and FedEx. UPS and the US Postal Service have their own codes to enter.

Packages

Packages will be left by delivery people in the main entryway of Freya. Freya residents are responsible for picking up their packages in a timely manner to avoid clutter or potential theft. OpenDoor does not manage packages and residents are responsible for any deliveries they have to Freya.

For Amazon, FedEx, and UPS packages (i.e. everything but USPS), there is an Amazon Hub locker. When you have Amazon packages shipped to Freya, Amazon will automatically recognize the address and place them in the locker. You will receive a one-time code to access your package. You will need to sign up for Amazon Hub and should have received a sign-up email when you moved in. If you haven't received an invite yet, please reach out!

IN AN EMERGENCY

What constitutes as an emergency? Anything that OpenDoor could not have planned for ahead of time.

This includes: unforeseen environmental events, emergency services, and direct dangers or threats to the community.

IN AN EMERGENCY:

Members should go through local authorities / emergency services first. If needed, please call 911. four major services are fire, ambulance, mental health, or police services.
After you contact the appropriate services above, call your property manager at 206-222-0640

LOCKED OUT?

Losing your keys or locking yourself out of your unit can be stressful. Here is what you need to know:

We encourage you to call any available locksmith for immediate assistance to re-enter your unit.
OpenDoor does not reimburse you for any associated fees, this includes any damage to the door.
You can expect a new key in 24hrs(weekdays)-48hrs(weekends) with a $25 fee (brass) & $35 fob replacement if applicable.
This should be coordinated as a maintenance request via Applfolio *please note that it should be marked as urgent.

Beautiful Common Areas

Each floor has its own fully furnished common kitchen, living, and laundry room. The ground floor lounge and communal kitchen is a large gathering spot for coworking, member-hosted events, OpenDoor community programs, and more. It even has a piano!

Community Events

Freya members get to participate in events hosted by both OpenDoor and other members alike. Interested in hosting a gathering? You'll be able to choose from our several common areas for you event.
