Common Bathroom

  • Please help us keep the bathrooms clean! Please do not put anything other than toilet paper in the toilet. If you find that the bathroom is missing anything or does not meet your standard of cleanliness, please let us know. 
  • Security Code: 755777

Common Kitchen and Lounge

Cleanliness

  • When you are done cooking please put dirty dishes in the dishwasher, wipe counters, and put any small appliances back where you found them.
  • All items stored in the fridge must be labeled with your unit number by the last Thursday of each month. Anything unlabeled or any food gone bad will be disposed of the following morning (last Friday of the month).

Community Resources

  • If you didn’t bring it in, don’t take it out. We are happy to provide many appliances, kitchen tools, and games in common spaces for you and your guests to use. Please leave these in common spaces so that other residents can use them, as well. 

Food and Dishes

  • When you are done using them, please rinse your dirty dishes and load them into the dishwasher. Please make sure to switch the magnetic sign to “dirty”. 
  • If you fill the dishwasher, please run it and flip the magnetic sign to “clean”. Cleaning staff will help put clean dishes away once they are done.
  • Please do not store communal dishes in your units. 
  • Please only use the communal fridge for things that are properly sealed, sanitary, and tidy. 
    • Please avoid leaving open containers like soda cups, take out boxes, etc in the communal fridge. 
  • All unlabeled food in the communal fridge will be considered communal and is up for grabs. There will be a Sharpie and tape available to label your food if you intend it for your private use.
  • To maintain freshness, communal fridges will need to be regularly purged. Do not store personal items in the fridge for more than a couple days.

Trash, Recycle & Compost

  • Please be sure to use the proper receptacles to dump your waste.
  • Guidelines for proper segregation of waste, recycle, and compost are posted in common areas and in the waste room.
  • Please use the receptacles in your unit for personal trash and empty them into the lower level  – do not bring any personal waste to the communal receptacles

TV + Speakers

  • Please be mindful of the volume when using the TV and speakers. Please turn them off when you leave the space or if they are not in use. 
  • See detailed instructions about how to use Bluetooth speakers at the back of the handbook.

Co-Working Space

  • The upper level meeting room is available for occasional meetings, co-working, and quiet activity on a first-come first served basis. Occasional private meetings are OK but the intention is that it is a shared space for all community members to use.

Laundry

  • Please do not leave your laundry in the machines. Be mindful of others waiting to use them. Clean out your lint after using the dryers.

Loft Stairs and Ladders

  • Please be careful when using the loft stair/ladder.
  • Do not carry items up and down the stair/ladder
  • The stairs and ladders are too steep to safely descend walking forward. You should always descend with your body facing toward the stair/ladder and your hands free to grip the railings and wall.
  • Do not attempt to carry items that require two hands up to the loft by yourself. A minimum of two people is needed, sometimes more if items are large and/or heavy.
  • Do not remove the mattresses from the loft without prior permission from building management.

Noise 

  • Certain sounds, such as those caused by hard soled shoes and amplified music, are difficult to fully isolate and can be annoying to others in the building. Please play your music at modest volume levels, and try not to clomp around on the floors. If your neighbor’s noise is becoming bothersome, please be courteous in letting them know. If your neighbor is bothered by your noise, please try to be accommodating.
  • The units doors have limited ability to screen out corridor noise. Please be courteous of other community members and keep noise and conversation in the hallway to a minimum. Open windows will also allow sound to travel more freely from unit to unit.

Pets

  • The Roost is proud to be a pet-friendly building. Please clean up after your pets and be respectful of other community members. Please place all dog waste in the designated green can in the lower level waste room. Please do not let any pets onto the communal furniture.

Safety and Security

  • If you notice the kitchen windows are open and you are the last one in the space, please help us keep the building secure by closing them.
  • Please do not open the door for someone you do not know, or leave the door propped open. 
  • Please do not leave any windows in communal spaces open to avoid water damage.

Smoking

  • RCW 70.160 prohibits smoking within 25 feet of entrances, exits, windows that open, and ventilation intakes that serve enclosed areas where smoking is prohibited.
  • The Roost is a no smoking building. Please do not smoke or vape within the building or anywhere on the premises.

Bicycle Storage

  • Complimentary bicycle storage is available on the lower level for all residents. Keys are available upon request.
  • There is power available for electric bikes, as well as an air pump and other bicycle maintenance tools.

Community Space

  • The Roost has multiple communal spaces, which are always open to all residents. We hope that you will use them often, and that they become a space where you can build community with each other. These spaces include:
    • Three communal kitchens (1st, 2nd, 3rd Floor)
    • Communal bathroom (1st Floor)
    • Communal living room (1st Floor)
    • Co-working space (1st Floor Mezzanine)
    • Laundry and mail room (1st Floor)
  • We have provided cooking utensils, appliances, and some basic supplies in the communal kitchens. If you would like to keep something for personal and not for communal use, please either store it in your unit or label it clearly.
  • The cabinets next to the mailboxes can be used to store personal items – no communal items will be left there. Please label your items clearly to avoid any confusion.
  • Communal spaces and storage areas will be subject to periodic cleaning, and we may ask you to get rid of any old or unused personal items in communal spaces
  • Communal fridges will be cleaned out on a weekly basis.

Fresh Air, Ventilation, Window Shades

  • Because The Roost is a high performance building, the building exterior is extraordinarily well sealed. To keep the room fresh and well ventilated, residents should open up their windows & let in fresh air whenever possible.
  • The bathrooms fans will operate automatically for 20 minutes every hour. This ventilation system will work better when there is an open window to help balance the air pressure in the room.
  • During summer:
    • We recommend you leave your windows open at least a crack to allow for airflow and natural ventilation. 
  • During winter:
    • Open your windows for at least a few minutes each day to air out your room and maintain a high level of indoor air quality. 
  • Never leave casement windows open when you are not in your unit. The open window will let in rain and can cause significant water damage.
  • An extendable ladder is available and can be used to reach upper level windows and blinds. Property management will help you access the ladder. For instructional video for ladder operation, see: https://www.youtube.com/watch?v=JZ5MmDpXyxc

Keys

  • Upon move-in, you will be provided one copy of three different keys: a mailbox key, room key, and an electronic fob which controls the front and back doors.
  • Copying room or mailbox keys is prohibited.
  • If you lose your key, please contact the property manager.
  • Bicycle room keys are available upon request.
  • The main floor bathroom key code is 755777
  • The waste room key code is 8139

Laundry

  • Laundry can be found on the main floor next to the community lounge. Laundry is App based. You will need to download the App, which is called PayRange, onto your smartphone. You can download it from the App Store on an iPhone or from the Android Playstore. You will then need to create an account, attach it to a form payment, and then pay for your loads of laundry via the App. The app will detect which machines are available. 
  • Laundry costs $2.00 per wash and $2.00 per dry.

Mail

  • Your new mailing address is: 901 Hiawatha Pl S, Unit # _______, Seattle, WA 98144
  • Mail can be found on the main floor next to the community lounge and the laundry. 
  • USPS Packages will be placed in a large parcel locker. The mailman will place a key to the locker in your mailbox.
  • Courier Packages will be left in the mail room.

Maintenance

  • All maintenance requests need to be submitted through Appfolio.

Mounting and Installation

  • The walls of your unit are chock full of electrical wiring, pressurized water pipes, drains, conduit, ducts and related building systems. All of the services of a much larger unit are compressed into much less wall surface. For this reason we ask that you refrain from puncturing the wall surfaces with nails, screws, drilled anchors, or similar techniques to hang and mount your person items.

  • If you feel you absolutely need to drill or screw anchors into the wall, please do not do so without contacting management. We will show you where in your unit it is safe to do so.

Sustainability

  • The Roost is a high performance building designed to be energy and resource efficient. The overall energy performance has been designed to be 1/3 that of a conventional apartment building. We will be working with Evergreen Certified to monitor the annual energy performance of the building to verify that the system is working as expected.
  • The Roost is one of only three apartment buildings in Washington State to achieve a Built Green 5-star rating. Features include:
    • Hot water is produced by solar panels on the roof
    • Recycled building materials
    • Building materials that were chosen to maintain healthy indoor air quality (low VOC)
    • All lighting uses high efficiency LED lamps
    • All appliances are Energy Star rated
    • All plumbing fixtures are low-flow WaterSense rated

Transportation

  • The Roost does not provide any parking. Car owners are encouraged to park their vehicles in long-term off-street parking. 
  • We recommend using public transportation. Below are some options:
    • Bus: Nearby bus lines include:
      • 7 – Downtown Seattle to Rainier Beach
      • 9 – Capitol Hill to Rainier Beach
      • 106 – South Jackson Street to Renton
      • 212 – Downtown Seattle to Eastgate (across Mercer Island and Factoria)
      • 217 – Downtown Seattle to Issaquah
      • 554 – South Transit Express bus to Issaquah
    • Link Light Rail: The closest Link Light Rail station is the Mt. Baker Station, 1.4 miles away down Rainier Avenue. In 2022, there will be a Link Light Rail Station across the street, near the I-90 bridge!

Trash Collection

  • Please bring all waste down from your units to the waste room on the lower level. Please do not put personal waste into communal receptacles.
  • A separate compost bin, garbage bin, and recycle bin is provided for each unit. Please separate your waste into the appropriate receptacles.
  • Complimentary compost bags are available in each community kitchen.
  • Waste is collected every Friday.

Utilities

  • Utilities, including heat, electricity, hot water, waste service, and WiFi are included in your rent. There are no additional charges beyond your monthly rent. Please be respectful in your use of these resources.

WiFi

  • The Roost provides complimentary WiFi for the building
  • To access the building WiFi, choose: The Roost – FastMesh WiFi. The password is emerald9761.  Within your unit, if the common WiFi is not available, see the The Roost Wireless Network Guide at the back of the handbook for more detailed instructions about WiFi. 
  • Building WiFi allows 13.5 mbps download / 3 mbps upload for each device. Residents that would like to purchase faster WiFI can reach out to FastMesh (206) 317-4336 or [email protected] about an individual plan.
Security

Below are the precautions and suggestions to keep our community secure.

  • Security cameras are provided at the following locations: All Building Entries; Charles Street; Bike Room; Mail Room; Main Floor Kitchen
  • There are industrial reinforcements on all exterior doors
  • Please do not allow anyone into the building with you. Every resident member & mail / package delivery services  have their own access. 
  • Please pick up any food delivery or guests at the front door. 
  • Guests are not permitted in common spaces unaccompanied by a resident member. 
Slack Community Workspace

Slack Community Workspace

 

Overview. OpenDoor uses Slack as our online communication platform for members to communicate, collaborate, and organize with one another virtually. Freya has its own dedicated Slack workspace intended for open communication about community needs, issues, and coordination between community members. Additionally, it serves as a convenient customer service channel for reaching OpenDoor with any property or community issues.

How to Use Slack. Slack is basically a community-oriented chatroom. Members can share and read messages with others through direct messages, group messages, and thematic “channels”. Make sure to familiarize yourself with the Slack policies.

Joining Slack. Please check your email for your invitation to sign up. If you cannot find your email invite, please reach out to [email protected].

Slack Expectations, Norms & Best Practice

  • Use threads and emoji reactions to respond to specific Slack posts – it helps keep channels uncluttered
  • Please limit @channel tagging to only things very important or urgent 
  • Check Slack regularly to stay up-to-date on important announcements and communications within the community
  • Try writing shorter messages that scan quickly. 
  • Manage your own notification settings to work for you
  • Reduce off-hours pings with Do Not Disturb
  • Do not posts anything that is obscene, inappropriate or harassing
  • Keep conversations relevant and be mindful of your language and interactions. Always assume good intent in others. If in doubt, leave it out. 
  • Avoid arguments or interpersonal conflict over Slack. 
  • Utilize Slack to get to celebrate each other, not just as a dumping space for complaints.

  • Floor Channels – you will be added to a channel for your floor, so you can easily communicate with your neighbors!
  • #_od-announcements –  OpenDoor will use this channel for official announcements
  • #_od-chat – Members can use this channel to reach OpenDoor and ask us questions
  • #covid – A channel for all things COVID-19
  • #all-roost-chat – This channel is for members to communicate with the whole community
  • #needs_and_gives – A channel for generosity and serendipity!

Roost Floors

Roost Floors


Roost is a large community, but it naturally breaks down into smaller floors that allow for a more intimate sense of community with neighbors. 

Each floor has its own  kitchen. This naturally will facilitate floor-mates getting to know one another better and require extra coordination between members of the floor.  Floors have their own private Slack channels for ease of communication between floor-mates.

We hope and intend that over time, each floor will develop its own sense of identity, shared values and interest. OpenDoor offers support to floors in putting together a vision statement and organizing any floor activities such as regular dinners or outing. In addition, As the community evolves, members may wish to transfer to different room and floor to be near their friends.
