Leasing Policy

Dear Community Members,

As many of you know, OpenDoor has tweaked our member selection policy over the
years to ensure an efficient process that also enables our members to have significant
input in who they live with. That being said, there is still some room for improvement. In particular, we’d like to
avoid getting to that point of desperation where we are all under pressure to fill a
chronically-vacant room. As such, starting January 1st, we will be implementing a more
specific timeline for member selection and be much more communicative about
vacancies so that member selection teams know ahead of time what they need to
prioritize. The timeline policy goes as follows:

Green Zone: First 30 days after someone gives notice:
• Community has full discretion to make decisions about applicants and can
accept or reject whomever they want

Yellow Zone: 31 – 60 days after someone gives notice
• Community still runs interviews, provides feedback, and can accept applicants,
but can no longer reject them (with exception of major red flags).
• If at the end of the yellow zone the community has not made a decision,
OpenDoor will offer a lease from the pool of applicants still interested. If you
have a fan favorite, this is the time you would want to let us know.
• As such, it may behoove the community to select applicants that are “good
enough” before the end of the yellow zone period, given that applicants may
move on if we take too long (to hedge against being stuck with someone less
desirable)

Red Zone: After 60 days from notice
• OpenDoor is choosing the first qualified applicant to sign a lease
This timeline is based on the 60 day notice policy which we have designed to allow the
community ample time to begin finding a replacement for the departing member’s
room.

*Note: if a community has multiple vacancies and/or is having chronic issues with timely
selection of applicants, OpenDoor may step in at any time and select qualified
applicants from the applicant pool.

**Note #2: this is a friendly reminder that the best way to avoid vacancies and ensure
maximum control over your member selection process is to generate your own
community leads. Our most successful communities accomplish this by doing outreach
to their collective networks and social media accounts. If you’d like support with this, we
are happy to share tips and sample posts from other communities.
**Note #3: all currently vacant rooms will begin their yellow zone starting January 1,
2022
